We approach each assignment by preparing a B.O.V. and conducting an in-depth needs analysis of your specific situation. We then develop a Disposition Plan with multiple options for liquidating your assets in the most effective and efficient manner.
In many cases the live public auction is still the preferred method. For a functional market to exist, there must be competition. ARI utilizes the Auction method in order to increase competition among the bidders, which in turn drives up the price and sells to the highest bidder. The atmosphere provided by the Auction is intense and open, which is diametrically opposed to traditional "quiet" brokerage.
Our auctions require that bidders must bring a certified check for their deposit. Upon the sale at the end of closing, the bidder must deliver 10% of the price of the property; this ensures closure of the transaction. In today’s market, an auction is a viable method to monetize commercial real estate quickly. At current market conditions, in at least 70% of our auctions, the sellers end up with a sale price at above their reserve.
